Our road was meant to be paved, but now they are giving us the run around about paving it. Also there was meant to be a ditch behind our home, but they seemed to have abandoned that as well. Additionally, there were several cosmetic issues that were meant to be addressed when we moved in that weren’t .

The air conditioning system cannot handle too hot of days. Upstairs gets up to 80 degrees on extremely hot days even when the AC thermostat is set to 70. Ac company came and looked at the system and said it was working fine. Recommend using stronger AC units for larger homes

Likes: 1. [name removed] & [name removed] was wonderful: The Realtors at the model house, were very informative, friendly, professional and upbeat. 2. The floors plans were varied and nice 3. The community has a nice atmosphere, which was set by the realtors 4. The size of the lots and distance between each house 5. Willingness of the project manager ([name removed]) was able to provide suggestions and solutions to concerns through the process. Dislikes: 1. The design center experience ([name removed]): there was a lack of genuine friendliness it was a fake show (facade) no real warmth. 2. The entire design experience was one big bait hook and switch. Example: The upgrade price list provided by the realtors was vague and when an option was chosen, when you made it to the design center, somehow that option would morph into other upgrades that a choice was dependent on. There was no clear path to any upgrades. It would snowball into other things. There seemed to be no reasoning, and it seemed as if the prices were made up at the design center as we went along with the appointment. 3. My backyard has a ditch in it that a person or pet could easily drown in, yet this was not apparent to us until after we purchased this lot for an additional 3k. I would think for an additional 3k, the lot would not have a ditch (half the width), the entire ground would be made level and there would not be any standing water in the yard for 2 days after a down pour. Like I said earlier (bait and switch). This is very dangerous for small children in the neighborhood and pets, huge safety concern that Newcastle should address. 4. Design Center: the availability of appointments was limited and there needs to be a backup person instead of just the one person to open up the options to accommodate customer needs and schedules. 5. Upgrades: The formula calculation of how the deposits and upgrades were determined was convoluted, ridiculous and hard for the customer to understand. There was not any continuity between the realtor and the design center, each one had a different formula. The list for upgrades when we begin in April was updated a few weeks later and we had a list that was outdated and then were subject to the new more expensive prices. This seemed to be a running theme throughout the entire building process. The price would be something one day then a week later it would be more expensive. 6. Included products versus upgrades: The included fixtures and products were poor quality for this standard of house. Plastic chrome should never have been the base standard. Real metals should have been the base standard for the price that we are paying. This leaves the customer with no other choice but to upgrade to have quality fixtures. 7. Under cabinet lighting: there was only one option for under cabinet lighting and this option was substandard and dated. 8. Garbage disposal: I have a Valley A design house. This places the garbage disposal on the island with the on/off switch under the counter braced against a 2x4. It is tacky and inconvenient for daily use. 9. We are sure we are not the first to address these particular issues with the product that was delivered. What are these surveys used for if not to better the overall experience of working with Newcastle as they deliver a more excellent product than other builders?

The response to my requests have been immediate. However, there seems to be a misconnect as to getting the workers here to do the work in a timely fashion.

WATER VALVES IN BATHROOM SHOWER ARE INSTALLED IN REVERSE, MAGNETIC SEAL ON FRONT DOOR IS NOT FULLY IN CONTACT WITH DOOR.BEDROOM WINDOW WAS FOUND WITH CHIP IN GLASS, CONCRETE IN DRIVEWAY CRACKED STRAIGHT ACROSS.WATER PRESSURE NOT GOOD IN HOUSE AT ALL,PROBLEM AT BEGINNING AND NEVER REALLY FIXED EXAMPLE DON'T TRY TO SHOWER AND RUN WASHING MACHINE AT SAME TIME.
