Finding out after closing that backyard landscaping is only warranted for 30 days and not included in HOA fees. We were told during process all landscaping is included. Few other items: HOA fees way to high and fraudulent budget. Aspen Homes does not hold subs accountable of making as much a peaceful environment when building right across the street. Construction Supervisor does not care about current residents and how subs, large equipment and supplies affect homeowners.

Initially the warranty requests were answered quickly and serviced soon after the request. The last couple have still not been dealt with.

Everything was perfect about the construction of the home and the showing of the home and I can't express how perfect all of the process went other then the mortgage loan side of the transaction. I had a pre approval about a month before closing for a rate of 5% and a certain amount for closing costs but was advised not to lock the rate in. Being a second time home buyer, I was very confused on why we were choosing to wait but I figured I would trust the mortgage loan officer since it is his job. Everything started moving smoothly except I kept getting updates of what the closing costs were going to be and what the current rate was and both of which kept getting higher. After multiple times of trying to contact the loan officer trying to get some resolution on why it keeps getting higher I kept getting told to keep waiting until rates go down. Fast forward to 1 business day before closing and this is when we were forced to finally lock in the rate at 5.5% with higher closing costs than stated before. The whole loan process was incredibly stressful not even knowing if we were going to be approved for the home until one day before closing since the closing costs and monthly payment kept getting higher and higher. Now I have an incredibly higher interest rate and a higher monthly payment than expected. I am extremely disappointed in the way the loan side was handled because looking back it truly makes no sense at all why I was advised not to lock the rate when we were guaranteed a comfortable 5% rate with closing costs that were more than appropriate for the time being. I had to reach out constantly and I was rarely reached out to first. For phone call appointments that were scheduled I had to end up making the call 15 minutes after the scheduled time. The Money that was supposed to be sent to my home insurance provider ended up getting sent to me instead of them. There were a lot of things that went wrong on the mortgage loan side of things and I am extremely disappointed in how it was all handled.

We enjoyed the weekly updates throughout the build process. Mr. [name removed] kept us informed at each step of the process. He made us feel taken care of. From [name removed] in finance, to the team working in [name removed], we were always kept well informed, it was a great experience overall and the most trouble free home purchase over the span of 50-years and 9 homes prior to this one.

My realtor and I really enjoyed working with [name removed] from writing the contract until the move in. She sent pictures regularly. I also liked the schedule of walk throughs during the build. [name removed] was always available to answer questions with a prompt reply.

Overall good. Sales Got most answers when asked. Helpful. Asked about renters and was misled. 50% renters in our building. Got stained carpet replaced but took some work. Get rid of the wire shelving. Its TERRIBLE. Also build the vanity in the master bath all the way to the wall. From our viewpoint whoever is THE PURCHASING DEPT is the department of JUST SAY NO.
