1) 6 months after moving in the driveway was crumbling apart and not spalling, literally crumbling. That is awful for a near $850K house. The HOA will have me resurface the driveway and I'll have to spend at least $10K for your workers error in mixing cement for a new one. I completed your warranty list of items to repair and no answer back. They waited till our warranty expired. 2) Your sales rep ([name removed]) when we were looking into your homes never answered my questions when I asked about metro taxes. We were unfamiliar and when I asked she always said, No HOA; only 1% taxes. I kept asking about metro taxes and she'd repeat that statement like a robot. NEVER answering, "yes, we have metro taxes." It was till we met with the contractor who was talking about them, I was dumbfounded but we had already given over $30K down for deposits/permits-no refunds. Very deceiving, and I called her out on it and told her there is no mention on your website either (back in Jan-Mar 2024). Within days, your website was updated. She apologized. She also told us there would be NO 2-story homes behind us built, only single level. We were worried about our view. Another lie and deception for a sale. [name removed] is insanely priced as well at $350 qtr. MORE LIES 3) The point is: We went into this not given factual information about having an HOA and Metro Taxes. Which in turn has been a burden with extra money we hadn't intended on spending. 4) The refrigerator spot is only set for a size of "counter-depth" and with a house of this size you need a large one and there's no space for it. We are going to have to hire a contractor to rebuild the island and and push it over. Not enough storage under sink with all the pipes they set, you can barely get your soap and trash bags for storage. Someone should've asked a large family when designing these floor plans. SOME MAKE NO SENSE. 5) Master closet is a huge disappointment. Very small. 6) The front porch is also a disappointment. Lesser plans have a larger porch and the [name removed] should've went all the way across the front, too. 7) Having NO back door in the garage to the backyard. WHO THE HELL thought that was okay! You need access to your backyard from the garage for lawn care, overall easy access for convenience, etc. Major FAIL. My positive is: The [name removed] interior floorplan. My big requests were a walk-out basement and a butler's pantry. I got my dream. I understand this wasn't a custom home but some of our requests could've easily been incorporated. We would've paid for them. * Upgraded roof/class 4 (to save on HO insurance) * Extended porch * Door in garage to backyard for easy access.The garage door openers are placed backwards. The closer location /double door is the furthest away. The 3rd bay is closet to push even though, its the furthest. Little things I know, but common sense. * Storage in large island (missed opportunity) * Small refrigerator opening for large house (5+ bedrooms) * Wasted utility closets (each floor seems to be excessive and could’ve been organized better *Butler’s Pantry (office area is wasted-who’s going to set by themselves in the corner across from the pantry and block entry. Should’ve been more storage with drawers/cabinets. More missed opportunities, again this size of house needs lots of storage! * Not enough GFIs in this size of house. When my master bath trips, I have to go downtown stairs, it use to be basement until they added one outside the main-level bathroom hall wall. *I asked about utility outlets on the island, they told me it was not to code. I looked it up, that's a lie, too. You can add utility outlets to an island. Those would've been convenient. * NO screen on the main floor slider doors or in the basement bedroom.

Communication with [name removed] has been a little inconsistent, but overall good. So far, we have had several issues with our new home in a very short period of time. This does concern me, but we are very happy overall with our purchase.

1) The sales rep lies in first few weeks of not having metro taxes until after we already put down $30k down. 2) When performing our walk-thru the first thing the contractor rep says is, "you can't judge quality, this is about looking around and making sure everything is right".

Personally, I loved the whole process of buying my home with [name removed]! [name removed] was very helpful with the whole process from start to finish. I loved being able to stop in every week to see the progress on my home, and the calls from [name removed] and [name removed] giving me weekly updates on the progress!
