Things that were controllable: - Ineffective GC initially which caused unnecessary delays outside of COVID supply issues. - Design experience and response from design manager when I raised concerns about product selections. - HVAC panel - Irrigation set up, missing critical information - took 18 months from start to finish, sold home and belongings in anticipation of original 9/2021 timeline only to spend more money in a cramped apartment for an entire year. [name removed] was my third GC and finally got us to the finish line. [name removed] was absolutely phenomenal and is one of the only reasons why I’m here. Your company did not listen to my concerns as I raised issues. My last social media post on ‘home buying advice’ received over 40,000 views and I do plan on sharing my honest review of your company.

The only poor experience I had was with the designer at the design studio. I felt the person I was assigned was not attentive, proactive or detail-oriented. She indicated the incorrect tile for my kitchen backsplash, which caused a two-week delay.

My whole experience with [name removed] has been completely positive. From the quality and look of my home to working with Shaddock Homes’ staff, I am so happy with this purchase. When I first purchased this house, [name removed] was a big help and is such a wealth of knowledge. My family and I were moving from out of state and he was kind enough to check in on the house until we moved in. Shortly after moving in, [name removed] became my warranty manager and I could not have asked for anyone better. He is so personable, helpful, and responsive. I have had several requests since moving into the home, and for each one, he has been on top of it. His calls to check in and follow up have been greatly appreciated, and his quick knowledge on everything is really impressive! [name removed] and [name removed] really made this experience so much nicer and I commend Shaddock Homes on having such great folks on their team.

I believe building during [name removed] has been a very unique experience. I liked that [name removed] representatives were always professional, responsive, and kept me abreast of activity during construction of my home. Delays which were out of [name removed]'s control (material delays/shortages, housing demands, etc.) were frustrating for all involved, but regular communication from my sales and construction team made matters bearable. Overall, it was a very organized experience!

The building experience was a nightmare. The showroom has numbers for options - that when picked did not apply. (We were told 3 times Vinyl flooring was a 0 - and yet were charged thousands because it was not a 0.)I asked to have the suite fridge the same as the main kitchen - but a standard 35" refrigerator will not fit after the cabinets and counters were installed. The 3 contractors we had were terrible- the worst being [name removed] who framed the house with the plumbing on the wrong sides of the walls in 2 places, had some of the doors set to hang backwards opening into the room instead of against the wall, and the atrocious job on the roof with the wrong shingles which he tried to lie to our face until presented with photos.... The flooring has uneven places - because the slab was not even and no -one would level it before the vinyl flooring was installed - even though we asked and would have paid extra to have it done... the concrete between to stones in the front of our house is cracked over the doorway and the stones themselves are crumbling off in chunks. (Will they soon fall on someone entering the house?) I do not know how the gutters were installed - but someone can out and added caulk to 2 short areas - but the rest of the gutters screech and howl - like we are in a tornado depending on which way the wind is blowing.... the 1 car garage is so narrow we can hardly get a car in and open the door to get out, and simple requests (move the chandelier to center in the front window - took an extra $500 and MONTHS (day before move in) to have corrected. This is after having the kitchen flooded the first time the upstairs shower was tuned on, and finding places all over the house where the painting was incomplete, the caulk was missing, ...etc. I love our lot, and the floorplan, ...I just wish we had another builder who cared ANYTHING about quality -build our house.

We switched warranty managers after we closed. Our new manager reached out quickly to intro himself. He has been friendly and easy to reach thus far. He seems to be stretched thin. We have had to follow up on several service requests to get them scheduled when we thought they were scheduled. [name removed] will sometimes take a little too much initiative and actually schedule interior trades without first checking availability of us. I appreciate the eagerness to get things resolved fast, but sometimes we can't be home for the repair.

Construction managers are changed frequently. There are totally 4 construction managers worked on my home one after other. Fire place and design options are still looking old fashion rather there are latest trends in the market. No option to choose from Smart home, electric wall outlet for charging [name removed] or any electric cars in garage not available to choose. I like the quality of construction, but above points would make my home buying experience great.

The entire build process was filled with delays, incorrect contractors, wrong things put into the house, rude attitudes, poor communication. End result is a shotty house that we've had to open over 30 warranty requests so far, and with an electrical outlet almost causing a massive fire under the gas range, and now a gas leak...we don't feel safe in this home.

Liked: design center, experience we had there, [name removed]’s always has been great. Disliked: lighting company representative was rude and unhelpful, construction managers were abrasive and unhelpful, every issue we brought up was fought so that the builder did not have to redo anything, the quality of house is lacking (scuff and paint marks everywhere after move in), upon moving in to house green and blue tape we’re found unfixed in house

When they do show up - they finally mostly get the problems fixed... I still need to report the flooring - as we were told it would improve after moving all of the furniture in and walking on it - but it still has air gaps and pops when you walk over it... with all the other things we have had -makes me wonder what else was built/installed/wired incorrectly...

Like: The build process was seamless for our family. With it being our first time building, we probably asked a lot of questions but our [name removed] team would answer all of our questions we had. Improvements: More up to date selections at design center. Also, The ability to actually see all your selections on a screen put together. It was very hard to try and pick all your selections and try to imagine what it would look like. When paying over half a million dollars for a home, this should be a standard.
