I loved the design of the home but it has been nothing but problems since moving in.payomg contractors to fix mistakes that are remedial because I don’t want the same terrible people who installed these products to come out and do the same quality of work … it’s frustrating to say the least water doesn’t get very hot, water pressure is terrible, cooling is terrible thermostat is wildly inaccurate it’s 69 in living room and 84 in my daughters room… all of the things I loved about the home were not what I expected when I recieved my home. Breakers trip on my internet modem all the time even though it’s the only thing plugged into outlet and running in socket… could go on forever no one sealed the wood on my cabinets…

The long delay to complete my home. Also the staff at the design Centre somehow rushed our meeting and didn’t explain a lot of options to me. Finally, the finishing of certain things like cabinets and wall tiles were not up to my expectations

While there were some positive aspects, there are significant concerns that need to be addressed to improve the overall customer experience. Firstly, I must commend the Grand Homes employees I worked with directly. [name removed], [name removed] at the design center, [name removed] (the initial GC), [name removed] (my final contact and GC), and [name removed] were all exceptional. They demonstrated professionalism, kindness, and an unwavering commitment to making the process as smooth as possible within their control. These individuals are the reason I would consider recommending Grand Homes despite my frustrations with other aspects of the process. Their dedication and work ethic are truly phenomenal and represent the best of what Grand Homes has to offer. Unfortunately, the overall experience was overshadowed by a lack of communication and coordination. The appointment scheduling was poorly managed, and there was an expectation of availability on short notice without proper communication. Additionally, the consistent delays and rescheduling created frustration and uncertainty during an already stressful process. My experience with Grand Lending further compounded these issues. If not for the financial incentives tied to using this lender, I would have chosen another option without hesitation. The service provided by Grand Lending was far below expectations, and I would rate my experience with them extremely poorly. Another significant concern is the involvement of higher-level management. My interactions with anyone beyond the individuals mentioned earlier have been disappointing. The disconnect and lack of responsibility at this level have made it clear that customer satisfaction is not prioritized as it should be. Lastly, while the home is beautifully designed, the quality of workmanship does not align with the premium price I paid. We have encountered multiple issues within the first 45 days of living here, and the overall craftsmanship falls short of the caliber expected based on the sales process and marketing. This has caused considerable frustration, to the point where I am contemplating selling the home entirely. In conclusion, while I am grateful for the outstanding efforts of the individuals I worked with directly, the systemic issues and lack of quality control need attention. I hope Grand Homes will take this feedback seriously and work toward improving the experience for future customers.

I liked what was told to us but I dislike that some of the things we tried to contact about have not been met. I have tried to contact the person who was supposed to be checking all these for us more than three times in past three months but there has been no answer back. Before we had a problem with the window, he took care of that but after there was no communication, they told me to text them what we needed help with and after that no response what so ever. Even the sales associate has not answered any of our calls or texts so we do not know who to contact.

Our initial sales agent [name removed] was not very knowledgeable and did not ask questions that she didn’t know the answers to. It was very challenging at first. There were a lot of things we did not know that we had a choice in. For example, what side our staircase is on etc. she made the selections and we later found out that we had the option. However, later in the process our builder [name removed] was amazing and he made up for the initial contractual process. We loved working with [name removed]. The only downside was we did not get black stain on our stairs like we selected at design. Instead we got a dark brown oak color. We had to pay someone to correct it after closing.

I loved my experience with our builder [name removed]. He was amazing. I also love my home as a whole. This was a well built home inside and out. If I had to say something I disliked, it would have to be the communication. There needs to be better communication between the new home owner and the sales team and every one evolved with the building process.

Our house went up twice as fast as the other builders on our street, and couldn’t be more happy with the house and the area. They have been great and fix a few small things that have popped up.

From the beginning, I feel we were not given what was promised. At the initial contract signing we were lured in with the understanding we were purchasing our home on our desired lot, and only when we were near the end of the paperwork were we notified that the lot we wanted was sold prior to us coming in. The sales agent could have called and told us prior to our arrival, or even upon our arrival, but waiting until the end was very deceptive. Then, when we declined to continue signing a new lot was offered to us. Then the next day we were told that lot couldn't be sold to us after all. Further deceptive practices continued when a sketch/drawing was submitted to pricing with a clear depiction of what we wanted. Pricing returned a price for it, and we agreed to it. Then in architecture we found out the size was different that what was on the drawing, and no one from the management team (I believe it went up to [name removed]) would do anything to make it right or honor what was clearly sent to be priced. The design center process was awful as well. The design center consultant was not very knowledgeable at all. She kept having to go ask other consultants questions or had to be corrected by other consultants. The design selections were awful and minimal, and the upgrades were way overpriced and not very good at all. As for the build, it took an extremely long time to get started, and we had numerous issues. We signed the contract in March of 2023, but did not break ground until around October of 2023. Then did not close until July 2024. We had to fight to get windows replaced/fixed as were promised/indicated on architectural plans, CAD drawings, and the redline meeting. We had to fight to get the master shower to matched what was agreed to at the design center and depicted on the drawings. Every step of the way, even though our builder and sales rep tried their best to help us, nothing would get done until I reached out to upper level and/or C-suite management. There were a myriad of other issues as well. Individually not significant, but the volume and frequency of issues made it significant in totality. The trades really failed the builders too. Shortcuts were made and/or cheaply done. Floors are creaking already, walls are not straight and level (but you couldn't tell unless you are taking a level to them or installing things that are squared off). This is our 2nd Grand Homes purchase in 8 years and we thought the first experience was bad. This was worse. And the quality of the home seems worse, but seemingly done in a way to hide it from the builders. Our sales rep and builders did everything they could for us, and they were great. When we did have to interact with [name removed] or [name removed] they were great too. But the whole purchasing experience was just awful. Would not do it again if it were for the floorplan that we love, that we can only get with Grand or a custom build.

Everything was extremely smooth [name removed] was fantastic throughout the purchase experience, she is super friendly and was a complete joy to work with. When we started working with her she did not pressure us at all. The first showing of the home she remembered our little one's name and let us take our time walking through the home, she had arrived early to make sure the house felt like a home. [name removed] and [name removed] have been very responsive to every question that I have sent to them. They have also been very transparent with us as to when we can expect any requested repairs. During [name removed]'s most recent check in he assisted me with some windows that weren't locking properly, as it turns out it was user error, but he still took the time to make sure each window properly locked and even gave advice as to how to remediate it, in case it happened again.

We didn’t like the fact that the sales personnel had lack of knowledge and mislead us to extreme expenses. There was a change of a builder personnel during the construction process as well as sales personnel and we didn’t have any updates about the building process. We were even notified that the construction began after the framing was up and we have seen a poor quality work that we didn’t expect from grand homes. We previously had houses built with other builders and we didn’t have such issues. We feel like our is built by careless contractors. We saw so many defects and still waiting for answers. We discovered a covered up crack in the kitchen Iceland granite, kitchen pantry not built per plan, all the cabinet door hinges sprayed paint (they are flacking), second floor squeaking everywhere(bed rooms, hallway and game rooms), missing PSA item which is flood lights for exterior. And still haven’t got a response.

The protracted delay with the completion of the home. We signed the contract in April 2021 and I understand there was supply chain issues due to Covid 19 but we had homes that signed in June/July getting completed we'll ahead of ours. Secondly while [name removed] delivered on the exterior structure, the quality of the finishing (paintings) and overall finishing leaves much to be desired. The sub contractors used by Grandhomes do not do great job and should have been called to order. Stuff like the showers doors without the water proof rubber base, shaking railings poles, HVAC system that don't deliver air to some rooms, garage door with a.huge gap on the side that rodents can creep into etc We are not satisfied with the finishing of our home

Communication could be improved, there did not seem to be a consistent process for updates or regular communication. Our builder was terminated and the company did not disclose that until we contacted them a week later for an update. This should have been communicated immediately along with the go-forward plan. We also did not agree with our builder's termination, we felt like our experience with him was excellent so that was very disappointing as well. Finish work could have been better - for instance - some seams are noticeable, painting in some areas was subpar, post-close cleaning was low quality and our realtor's team came in afterwards and did a much better job. There was also a contractor that damaged our driveway in multiple places that are still noticeable. They should have been held responsible for redoing the entire driveway or Grand Homes should have done that as the 'scars' are still apparent. We understand why you do not work with pool builders as you used to but it would be nice to bring that back as doing it afterwards is a gigantic mess that's more costly and more wasteful than if it could have been done during the build process somehow. We love the house overall as it is very nice and typically your employees are friendly and helpful when asked. We really like Grand Homes' models and designs and you seem to be finishing construction in a lesser time-frame than most of your competitors. Thank you.

My home has so many issues and Grand wants to "patch" the issues instead of actually fixing the problems. They want to pick and choose what is fixed instead of fixing everything. I closed on this brand new construction 5 months ago today. It is not sellable!!!!!! Waste of money, shotty workmanship, cheap cost cutting measures taken, definitely do not lock at for the customer.

My home has so many issues and Grand wants to "patch" the issues instead of actually fixing the problems. They want to pick and choose what is fixed instead of fixing everything. I closed on this brand new construction 5 months ago today. It is not sellable!!!!!! Waste of money, shotty workmanship, cheap cost cutting measures taken, definitely do not lock at for the customer.

The long delay to complete my home. Also the staff at the design Centre somehow rushed our meeting and didn’t explain a lot of options to me. Finally, the finishing of certain things like cabinets and wall tiles were not up to my expectations

I loved my experience with our builder [name removed]. He was amazing. I also love my home as a whole. This was a well built home inside and out. If I had to say something I disliked, it would have to be the communication. There needs to be better communication between the new home owner and the sales team and every one evolved with the building process.
