Since 1984, Eliant has been independently evaluating the performance of homebuilders across the U.S., Canada, and the Middle East:

  • We ask recent homebuyers to evaluate their builder's purchase process.
  • Then, we ask homeowners to evaluate their builder's quality and service (1) after the first 5-months in the home, and (2) again at the end of the first year.

In "Homebuilder Customer Reviews", we present the ratings and comments collected from new-home buyers at these three points in time.

the worst part of the construction process is the lack of professionalism with the sub-contractors. There was constant rework (major rework), their inability to follow building codes, no quality of workmanship, constant churning of labor brought about inconsistancy in the construction process. There was not one trade that seemed to care about what they were doing vs how to get it done fast. There was blantant disregard of instruction from the onsite subcontractor staff to the builder. With the amount of money I spent on this home ($192 sq/foot) I expected a high level of workmanship - items were just covered over by calk and paint, windows not square, lawn not properly prepaired (rock/brick/not level), paint on the wood floors, paint on the window, etc. Even the cabinet were improperly installed, then covered with epoxy and paint. The house looks good until you really look closely then it is not much better than a DR [name removed] home. Once you got the the Grandhomes staff there was a different level of caring. We lived very close by and was able to see the home being built on a daily basis. I have a construction background and know how things should be done. Our builder ([name removed]) was awesome, he was responsive, kept us up to date on everything, prompty deal with the problems and there were a lot of them. So far our warranty manger ([name removed]) The basic problems with the home were a result poor architectural reivew and adjustment to the changes we made. They forgot to add appropriate ac/heating into an extension, which lead to a number of 'on-site' adjustments and had a ripple affect. This caused major reconstruction of the back wall and windows, changed the elevation, took away room space for 'added required' ac chases. In our media room we lost 16 sq feet of usesable floor space because of this. This in turn caused problems with furniture when we moved in. The plans did not account for the reality of the construction or the inability of the subcontractors to execute to the plan. To me it seems that while you consider your company as a semi-custom builder, you are not much better than the mass production builders ([name removed], Highland, KHovanian). Our home's appraisal did not come close to the contract price. The base fixture package - seemed cheap - the same as one of the other builder for a lot less cost.

While there were some positive aspects, there are significant concerns that need to be addressed to improve the overall customer experience. Firstly, I must commend the Grand Homes employees I worked with directly. [name removed], [name removed] at the design center, [name removed] (the initial GC), [name removed] (my final contact and GC), and [name removed] were all exceptional. They demonstrated professionalism, kindness, and an unwavering commitment to making the process as smooth as possible within their control. These individuals are the reason I would consider recommending Grand Homes despite my frustrations with other aspects of the process. Their dedication and work ethic are truly phenomenal and represent the best of what Grand Homes has to offer. Unfortunately, the overall experience was overshadowed by a lack of communication and coordination. The appointment scheduling was poorly managed, and there was an expectation of availability on short notice without proper communication. Additionally, the consistent delays and rescheduling created frustration and uncertainty during an already stressful process. My experience with Grand Lending further compounded these issues. If not for the financial incentives tied to using this lender, I would have chosen another option without hesitation. The service provided by Grand Lending was far below expectations, and I would rate my experience with them extremely poorly. Another significant concern is the involvement of higher-level management. My interactions with anyone beyond the individuals mentioned earlier have been disappointing. The disconnect and lack of responsibility at this level have made it clear that customer satisfaction is not prioritized as it should be. Lastly, while the home is beautifully designed, the quality of workmanship does not align with the premium price I paid. We have encountered multiple issues within the first 45 days of living here, and the overall craftsmanship falls short of the caliber expected based on the sales process and marketing. This has caused considerable frustration, to the point where I am contemplating selling the home entirely. In conclusion, while I am grateful for the outstanding efforts of the individuals I worked with directly, the systemic issues and lack of quality control need attention. I hope Grand Homes will take this feedback seriously and work toward improving the experience for future customers.

Purchasing a home is a significant investment, and one hopes for a smooth and professional process. Unfortunately, my experience with Grand Homes was far from that. From the moment I signed the contract to the final delivery of the build, the journey was riddled with issues, unprofessional behavior, and poor communication. Contract Issues and Price Discrepancies Right from the start, I encountered issues during the contract phase. There was a problem with the pricing of an upgrade for the downstairs bathrooms, which required the involvement of the VP to resolve. This should have been a straightforward process, but it set the tone for the challenges that followed. Construction Concerns During the build, my concerns about the framing were brushed off, and I was discouraged from asking questions. Shockingly, I discovered rotten wood being used in the construction. To make matters worse, contractors were seen drinking on the job site—completely unprofessional and unacceptable behavior for a project of this magnitude. Installation Errors The build was marred by numerous mistakes, including: An incorrect AC unit being installed. A poorly executed niche that had to be abandoned because it was not installed correctly. The builder outright refusing to install a smurf tube above the fireplace, despite this being a common feature in many homes. Pressure and Lack of Consideration I was pressured into signing HOA documents (HOA 1 and 2) even though I was not comfortable with the delivery of the house. It felt like I was being forced to comply without my concerns being addressed. Post-Move-In Issues Now that I’ve moved in, additional problems have surfaced: There’s a loud, earthquake-like noise in the upstairs bedroom every time the garage is opened. The backyard ground is eroding. Drainage issues persist because a proper drain was not installed. Discrepancies in the contract have led to the refusal to install key features, such as a pillar, that were promised. Overall Impression Grand Homes’ handling of my home purchase and build process was deeply disappointing. The lack of professionalism, accountability, and attention to detail was evident throughout. Instead of feeling excited and satisfied with my new home, I am left frustrated and burdened by unresolved issues. I cannot recommend Grand Homes based on my experience. Homebuyers deserve a transparent, respectful, and professional process—none of which I received. I hope Grand Homes addresses these systemic issues to provide a better experience for future buyers.

Purchase process was very frustrating trying to negotiate with President. [name removed] did an amazing job trying to mediate but would not recommend someone else going through that. Home building process was a bit of a disaster. Thank goodness I did a 4 phase inspection to catch all the issues that went on with the building of our home. The structural build was so bad with all the shimming and poor quality control that I had to pay for a structural engineer to come in to thoroughly review the frame job. The home closed in mid-November. We signed the contract late-Jan / early-Feb so it took almost 10 months to get to that point. During the buying process, we were told the home could be finished in 5 months so this took twice as long as that because of the poor project management of the home building. Even when we were trying to close and doing the final walk throughs, there were so many little things that we called out that were not fixed the first walkthrough that our time was wasted just for it be called out again on the second walkthrough. Even after moving in we found more issues that should have been addressed beforehand. Grand Home needs to have someone doing quality control before having the home buyer do it.

One thing that I didn’t like was so many changes that with out my knowledge. Some of changes were annoying. I feel like the changes were meant to increase the amount of money to cover the losses. I actually purchased soft lights for exterior front door on top of the house. And they company (Grand homes) got me cheapest soft lights which was not even a fraction of what I paid for. It was one of my highest disappointment. I asked and no one was listening. Other than that I am happy with everything

Our initial sales agent [name removed] was not very knowledgeable and did not ask questions that she didn’t know the answers to. It was very challenging at first. There were a lot of things we did not know that we had a choice in. For example, what side our staircase is on etc. she made the selections and we later found out that we had the option. However, later in the process our builder [name removed] was amazing and he made up for the initial contractual process. We loved working with [name removed]. The only downside was we did not get black stain on our stairs like we selected at design. Instead we got a dark brown oak color. We had to pay someone to correct it after closing.

Additionally, I would like to mention our building [name removed] went above and beyond to ensure we were happy with our final product and he was just overall an experienced builder to work with.
