the worst part of the construction process is the lack of professionalism with the sub-contractors. There was constant rework (major rework), their inability to follow building codes, no quality of workmanship, constant churning of labor brought about inconsistancy in the construction process. There was not one trade that seemed to care about what they were doing vs how to get it done fast. There was blantant disregard of instruction from the onsite subcontractor staff to the builder. With the amount of money I spent on this home ($192 sq/foot) I expected a high level of workmanship - items were just covered over by calk and paint, windows not square, lawn not properly prepaired (rock/brick/not level), paint on the wood floors, paint on the window, etc. Even the cabinet were improperly installed, then covered with epoxy and paint. The house looks good until you really look closely then it is not much better than a DR [name removed] home. Once you got the the Grandhomes staff there was a different level of caring. We lived very close by and was able to see the home being built on a daily basis. I have a construction background and know how things should be done. Our builder ([name removed]) was awesome, he was responsive, kept us up to date on everything, prompty deal with the problems and there were a lot of them. So far our warranty manger ([name removed]) The basic problems with the home were a result poor architectural reivew and adjustment to the changes we made. They forgot to add appropriate ac/heating into an extension, which lead to a number of 'on-site' adjustments and had a ripple affect. This caused major reconstruction of the back wall and windows, changed the elevation, took away room space for 'added required' ac chases. In our media room we lost 16 sq feet of usesable floor space because of this. This in turn caused problems with furniture when we moved in. The plans did not account for the reality of the construction or the inability of the subcontractors to execute to the plan. To me it seems that while you consider your company as a semi-custom builder, you are not much better than the mass production builders ([name removed], Highland, KHovanian). Our home's appraisal did not come close to the contract price. The base fixture package - seemed cheap - the same as one of the other builder for a lot less cost.

Dislike:We had a very disappointing experience with customer care while dealing with a floor repair under warranty. As a first-time homeowner, we felt completely judged and dismissed throughout the process. The representative we spoke with was incredibly rude and unprofessional, responding to our questions with condescension and a clear lack of patience. Instead of helping to resolve the issue, they made us feel like we were being a burden for even reaching out. The tone of the conversation made it obvious they had no intention of providing a satisfactory resolution. We expected a company that stands behind its warranty to treat its customers with respect and empathy, regardless of their experience level as homeowners. This interaction has left a sour taste, and I’ll certainly think twice before recommending this company to anyone else. Respect and professionalism should not be too much to ask for. Likes: Apart from negative experience, we would like to give a shoutout to our builder [name removed], the sweetest person, who has always been one call away whenever we need assistance and has always taken time to answer all of our questions with patience and respect.

Grand home needs to get their act together. - led lights falling off. - storm drains arent leveled and holding water creating unsafe environment around. - my convention ovens never worked either error of wirinf fault- “ when contacted warranty department, they blamed it on me saying its my responsibility to check during walk through” like i was going to bring pizza or a food and turn it on to check if it works. Ridiculous, cant even install working appliances. - developer never worked with usps route team to figure out mails for this community. Usps is saying developer need to install common mail area for them to deliver. Not sure why independent mail boxes were installed in first place. Now i have lost mails, collections due to not getitng an invoice, lawyers from collection agency contacting me, i run businesses from home and missing state payments due to missed mails.. lost thousands of dollars due to immature work from Development team. It has been super frustrating to work with grand homes and will never refer anyone to buy grand homes house just because of service and quality we are getting.

There's been some workmanship, and quality issues from builder side. But [name removed], our warranty service representative has been very quick in resolving the reported issues, very detailed and approachable for related contacts, item tracking, Service Calls, & all related scheduling to etc.

Sales Manager [name removed] had an un-welcoming vibe on our first meetup, was quiet shocking to us. [name removed], [name removed], [name removed] -all did help us a lot. [name removed] was the finishing jobs done completed passionately!

Staff members of GrandHomes' Customer Services (warranty) are excellent to work with. We wish we had enough time to revise our choices of the various options when working with the Saleperson before making the deal final. Future home owners should have been given the option to amend their choices (of course with a fair additional cost) instead of the rigid sales procedure that we experienced - we're unable to make an ammendment of the plan the next day.

I loved the design of the home but it has been nothing but problems since moving in.payomg contractors to fix mistakes that are remedial because I don’t want the same terrible people who installed these products to come out and do the same quality of work … it’s frustrating to say the least water doesn’t get very hot, water pressure is terrible, cooling is terrible thermostat is wildly inaccurate it’s 69 in living room and 84 in my daughters room… all of the things I loved about the home were not what I expected when I recieved my home. Breakers trip on my internet modem all the time even though it’s the only thing plugged into outlet and running in socket… could go on forever no one sealed the wood on my cabinets…

People who are working at grand homes are not bad. But I did not like the policy or the structure. One of the reason why I was buying this house was because of low interest rate that was promised. But as soon as my financial situation changed then I did not get the low interest rate. If grand homes had informed me of such thing I would have not purchased the house. Secondly vary limited options at the design studio. I know you there to make money not a house for me. But when I went to the design studio I had only one or two options to select from. and the colors or any items was not neutral. I felt because you want to make money you guys purposely gave one or two options for any type of selection or non neutral color option. my family was very disappointed. I wold not recommend grand homes to anyone. Sorry but I did not like your work.
